One Haddington Buildings is a modern, four-storey (plus basement) Grade A office development located on Haddington Road in Dublin 4, offering approximately 42,055 sq ft (3,925 m²) of high-quality workspace.
Project Scope
We were engaged to deliver LOD 350 BIM models for MEP systems and provide coordination services for a 4-floor commercial building. The goal was to ensure precise modeling and clash-free coordination across disciplines, supporting the client’s installation and prefabrication workflows.

- Incomplete Design Inputs: Initial inputs lacked detailed equipment submittals and certain schematic routes.
- Tight Deadlines: The client required quick turnaround due to project delays.
- Multi-disciplinary Coordination Conflicts: Conflicts with structural elements and ceiling clearances.

- We engaged in frequent coordination with the client to fill gaps and used our experience to make design assumptions for preliminary coordination, which were validated later.
- We deployed a dedicated team working in multiple shifts to compress delivery time and ensured real-time updates through a common data environment (CDE).
- We performed early clash detection and proposed alternative routing schemes while ensuring service maintainability and accessibility.
